A Texas construction registration identifies $1.8 million in estimated construction cost for new construction at Enclave at Fate Village, the 179-home build-to-rent townhome community at 1290 Memorial Parkway in Fate.
The available records do not identify which buildings or phase the $1.8 million registration covers. It therefore cannot be treated as the construction cost of the entire community.
How the figures fit together
A 2023 City of Fate fiscal analysis describes 179 multifamily units on 13.9 acres and records a developer-projected new-development market value of $70 million. That $70 million figure is a projected market value, not a construction-cost estimate.
The developer announced in March that the broader project would include 179 rental townhomes and said its first homes were anticipated in the first quarter of 2027. Bridge Tower subsequently said the community had broken ground and was planned across two phases.
What prospective renters can use now
The developer’s current listing says two- and three-bedroom townhomes are coming in spring 2027 and includes a waitlist option.
