Two filings separate Core Technology Group’s Flower Mound shell and finish-out

State records separately list a $1 million, 3,996-square-foot Flower Mound office shell and a $430,000 Core Technology Group finish-out.

Published 1 minute read

Two state filings outline separate pieces of an office project associated with The Core Technology Group in Flower Mound: a $1 million shell building and a $430,000 office finish-out.

The newer Texas Department of Licensing and Regulation filing registers a $430,000 office finish-out for The Core Technology Group in Flower Mound.

The separate shell-building record

A separate TDLR record identifies The Core Technology Group as the tenant of a privately funded office building planned at 3201 Cross Timbers. That shell-building filing lists 3,996 square feet and an estimated construction cost of $1 million.

The shell record lists construction dates from July 1 through Dec. 31, 2026. Those dates belong to that record and should not be treated as an established schedule for the separate finish-out.

What the filings do not show

The $1 million shell estimate and the $430,000 finish-out estimate describe separate registrations and should not be added together as a confirmed total project cost.

The records also do not establish that The Core Technology Group is relocating or expanding. They provide no verified hiring plan, job count or occupancy date. What they do establish is a planned office shell with the company named as tenant and a separate interior finish-out filing in Flower Mound.
