A Murphy USA project at 500 W. University Drive in McKinney has an approved $800,000 building permit and a received state alcohol application, marking two milestones after a zoning process focused on the site’s proximity to homes.
The city’s commercial-permit report lists a 6,425-square-foot new-construction project for Murphy Oil USA. McKinney issued permit COM2025-07-00960 on April 1, 2026.
The Texas Alcoholic Beverage Commission’s public inquiry also lists application 637337 for Murphy USA #7481 at the same address. Its status is Received, which does not establish final alcohol-license approval.
What the zoning records show
The project previously went through a contested rezoning process involving requested reductions in three standards near residential property.
According to the city’s zoning record, the proposal sought to reduce the residential-adjacency setback from 20 feet to 16 feet and the street buffer from 20 feet to 5.85 feet. It also sought to reduce the required separation between fuel sales and residential property from 250 feet to 103 feet.
City staff recommended denying those reductions. The April 15, 2025 City Council record identifies the proposal as a Murphy gas-station rezoning and says a revised version required an eight-foot masonry wall along property lines adjacent to residential uses.
What remains unknown
The permit and TABC application document continued activity, but neither record provides an opening date. They also do not establish the project’s current construction progress or final approval of an alcohol license.
A received TABC application likewise did not establish an opening date in DFW Daily Brief’s recent coverage of Liquor Royale’s planned Allen location.
